Frequently asked questions

Farmhouse architects and project managers for Western Maharashtra

Straight answers about how Build Environment designs farmhouses and second homes and manages their construction across Karjat, Mulshi - Tamhini Ghat - Mangaon, Bhor, Pen - Alibaug - Pali - Khopoli and Lonavala, for clients in Pune, Mumbai and Nashik.

What does Build Environment do?

Build Environment is an architecture and project-management firm for farmhouses, villas and second homes in Western Maharashtra. We design a home that fits its specific site - orientation, slope, sun, rain and views - and then manage construction on the owner's behalf through vetted local contractors, with an itemised estimate, stage-wise payments against verified work and weekly photo and video updates.

Is Build Environment a turnkey construction company?

No. We work as architects and project managers, not as a turnkey builder. The design is made for your land rather than taken from a catalogue, and the people checking the construction work are not the people being paid to build it. Read how the two models compare.

Which areas near Pune and Mumbai do you work in?

We work across four second-home belts in Western Maharashtra: the Karjat belt; the Mulshi - Tamhini Ghat - Mangaon belt; the Bhor belt; and the Pen - Alibaug - Pali - Khopoli belt, as well as Lonavala and nearby areas. Most of our clients live in Pune, Mumbai or Nashik and build a weekend home a few hours away.

Who are the founders of Build Environment?

Build Environment is run by its two co-founders. Ankit Take, an IIT Madras graduate, leads business and product. Suraj Thorat, an architect trained at Kamla Raheja Vidyanidhi Institute for Architecture (KRVIA), Mumbai, who previously worked with Vo Trong Nghia Architects, leads design and execution. How does a farmhouse project with Build Environment work?

1. Tell us about your plot - location, size and what you have in mind - on WhatsApp.
2. We study the site and prepare the design, scope and budget; nothing moves forward until you approve it.
3. Construction runs through vetted contractors under our project management, with material approvals before purchase, payments tied to verified stages and regular updates until handover.

How long does the design stage take?

Design usually takes about one to one and a half months, depending on the size of the project. Structural analysis alone needs at least a week. Construction time depends on the size of the home, the site and the monsoon calendar, and is planned project by project.

How are your fees charged?

Our architecture and project-management fee is quoted per project and is based on the built-up area and the landscape area. Construction itself is paid stage by stage against work we have checked. Share your plot details on WhatsApp for a quote.

Can you design a farmhouse that earns rental income?

Yes. Many of our clients want their second home to earn when they are not using it, so we design for guest use from the start - durable materials, layouts that work for groups, easy maintenance and landscapes that look after themselves. Read our guide to rental-ready design.

Do you design sustainable or off-grid farmhouses?

Yes. We design sustainable villas and permaculture estates, including rainwater harvesting, solar power, food forests and off-grid features, starting from the land's topography, sunlight and water flow.

Do you renovate existing farmhouses?

Yes. If you already own a farmhouse or villa, we can redesign and upgrade it - for example the pool, landscape and interiors - including to make it ready for rental guests.

I live in Mumbai or Pune. How will I track construction on a remote site?

You get one point of contact, weekly photo and video updates, material approvals before anything is bought and payments linked to verified stages, so you do not need to be on site every week.

How much does it cost to build a farmhouse near Pune or Mumbai?

It depends on the land, approvals, the size and specification of the home, utilities and landscaping. Our farmhouse cost guide for Pune, Mumbai and Nashik buyers explains each cost driver; for your own plot, we prepare an itemised estimate.

Where should I build a farmhouse - Karjat, Mulshi or Lonavala?

Each belt differs in access, land prices, legal terrain, rental demand and lifestyle. Our Karjat vs Mulshi vs Lonavala comparison walks through the trade-offs, and we are happy to talk through your options.
