The pattern: Karjat is Mumbai's emerging farmhouse belt, Mulshi is Pune's backyard, and Lonavala draws from both cities. Beyond these three, the Bhor belt (Pune-side, quieter and cheaper) and the Pen-Alibaug-Pali-Khopoli belt (Mumbai-side, coastal) are the two other corridors we build in most. Weekly-use buyers should optimise for their own city's drive time - a home you can reach in 90 minutes gets used; one that takes four hours becomes a twice-a-year trip.
Land pricing (indicative 2025-26 market guides)
- Karjat: agricultural land in green zones around Rs 1.6-4 lakh per guntha; open-market NA around Rs 4.3-6.5 lakh per guntha; premium NA plots in organised communities around Rs 5,500-7,500 per sq ft equivalent.
- Lonavala: a mature, premium market - average residential pricing often quoted around Rs 12,000-13,000 per sq ft. The same budget buys meaningfully less land than in Karjat.
- Mulshi: pricing varies widely by micro-location (Tamhini, Pawna-adjacent, village interiors) and is less transparently published; Pune-side demand has pushed lake-view and ghat-view parcels to a premium, while interior agricultural parcels remain comparatively affordable.
Treat all of these as orientation figures from public market guides, not quotes - verify current rates on the specific parcel you are considering.
Legal terrain
All three belts share Maharashtra's framework: farm buildings on agricultural land are limited by Section 41 of the Maharashtra Land Revenue Code (minimum 0.4 hectare holding, 150 sq m residential plinth, ground floor only, Collector plus Gram Panchayat permission), and non-agriculturists face restrictions buying agricultural land. The differences are local: parts of Mulshi and the Tamhini belt touch eco-sensitive and forest-buffer zones, Karjat now sits under MMRDA planning oversight for designated growth areas, and Lonavala's maturity means stricter enforcement and more regularised layouts. Rental demand
Lonavala has the deepest, most established rental economy - dual-city demand, year-round tourism, and the strongest brand recognition; market guides put yields around 3-5%. Karjat's rental market is growing on Mumbai weekend demand and new connectivity, with similar indicative yields and more headroom. Mulshi rents to Pune's weekend crowd and does well for premium, experience-led homes (views, privacy, design), though volumes are thinner than Lonavala.
