A sustainable farmhouse is mostly the result of ordinary decisions made well: where the house sits, which way it faces, how its roof sheds rain, what it is built from and how the land around it is planted. Solar panels and gadgets come later.
1. Start with the site, not the add-ons
- Orientation and shade: long walls and openings placed for breeze and away from harsh western sun, with deep overhangs for monsoon rain.
- Cross-ventilation: rooms arranged so air can move through them, which reduces the need for fans and air-conditioning.
- Form: a compact, well-shaded plan is easier to keep cool and dry than a large glass box.
2. Water first
Plan rainwater harvesting, groundwater recharge and storage with the design. In drier belts such as Bhor, water often decides the layout. On sloping plots, the same drainage that protects the house can feed recharge pits and planting. See building on sloping land.
3. Materials
Local stone, earth and timber, and lower-concrete structures, can reduce the material footprint and suit the climate when detailed properly. Grany's House uses load-bearing natural materials and traditional jack-arch construction with minimal concrete. Where local norms called for a temporary structure, we have used steel, as on The Hillside Weekend Home and Villa by Stream.
4. Conventional, steel-frame or modular: how to compare
These are different routes to a building, not different levels of sustainability. Compare them for your own site rather than from brochures:
| Question | What to compare |
|---|---|
| Rain and humidity | How joints, roofs and wall finishes handle months of monsoon rain and damp, and how repairs are done. |
| Heat | Insulation, shading and ventilation in hot months, not just the material's reputation. |
| Durability and upkeep | Expected maintenance for corrosion, termites, leaks and finishes on a home that is empty most of the week. |
| Getting it to site | Road width, gradient and turning space for trucks or cranes, and what happens in the rains. |
| Approvals | What the local planning authority and Gram Panchayat require for the structure type on your plot. |
| Total cost | Foundations, site works, transport, finishing and utilities, not only the factory or per-sq-ft price. |
Ask any supplier for completed homes in a similar climate and verify what they claim. We do not sell modular or prefab units; we are architects and project managers.
5. Energy, after the loads are down
Once shade, ventilation and efficient fittings have reduced the loads, size solar and backup for what the house really needs, including when it stands empty.
6. A landscape that looks after itself
Native and productive planting - shade trees, fruit trees and ground cover suited to the area - needs less water and upkeep than lawns and exotic ornamentals. Our free What to Grow tool suggests trees for your plot's location.
Frequently asked questions
How should I start planning a sustainable farmhouse?
Start with the site: orientation, shade, breeze, rainwater and the materials available nearby. Decisions about form, roof, openings and water usually matter more to comfort and running costs than add-ons chosen later. Size any solar system after the design has reduced the loads.
Is a modular or prefab house a good idea for a farmhouse in Maharashtra?
It can be, but compare it with conventional and steel-frame construction for your specific site: monsoon and humidity performance, heat, durability, transport to the site, approvals and total cost including foundations and site works. Ask suppliers to show completed homes in a similar climate and verify their claims.
Do you sell modular or prefab homes?
No. We are architects and project managers. We design homes and manage their construction through local contractors, and some of our homes use a steel structure where local norms called for a temporary structure.
Have a plot and want it designed and built well?
We design farmhouses for their site and manage construction through vetted local contractors, for families in Pune, Mumbai and Nashik. Share your plot's location and size.
