The first budget question in any farmhouse project is the land itself, and it is also where buyers most often compare the wrong numbers: an agricultural acre against an NA guntha, a developer's plot price against a farmer's asking price. Here is how to read the market in each belt.
1. First, the units: guntha, acre and sq ft
Land in rural Maharashtra is usually quoted per guntha or per acre; city-style listings quote per sq ft. One guntha is 1,089 sq ft, and 40 gunthas make one acre (43,560 sq ft). A "10 guntha plot" is about 10,890 sq ft - the most common farmhouse parcel size we see. When a rate sounds too good, check which unit it is quoted in before comparing.
2. Why legal status decides the price
Two plots side by side can differ by 2-3x purely on paper status. Agricultural land is cheaper, but you cannot simply build a residence on it - permitted use, zone and conversion rules apply, and Maharashtra's land-conversion rules changed in 2025. NA (non-agricultural) land is pre-cleared for construction, which is exactly why it costs more. Our Karjat land-checks guide lists the documents to verify (7/12 extract, NA order, zone certificate, title search) before paying a token for any plot in any of these belts.
3. Karjat: the best-documented belt
Karjat has the most public price data, and sources agree on the shape if not the exact numbers:
| Land type | Indicative 2026 band | Notes |
|---|---|---|
| Agricultural (green zone) | Rs 1.6-7.6 lakh per guntha | Two public guides disagree; the micro-market decides |
| Residential NA | Rs 4.3-10.9 lakh per guntha | Townsite NA about Rs 600-1,000 per sq ft on smaller plots |
| NA with highway frontage | Rs 8-15 lakh per guntha | Sanctioned plots |
| Gated community plot | Rs 95 lakh-1.25 crore per plot | Roughly 2,500 sq ft with internal roads, water and power |
4. Pali (Sudhagad, Raigad): Karjat's value neighbour
Pali sits one belt south of Karjat toward the Sudhagad foothills and broadly follows Karjat's pricing pattern at a discount. Public listings are mostly owner-posted agricultural parcels - property portals currently show 20-43 guntha agricultural listings in Pali - and land advisors tracking the Khopoli-Pali villages publish ready-reckoner style rate guides for the micro-markets. As a working rule, expect agricultural land below Karjat's bands and NA layouts near Karjat's lower NA range, with road access and water doing most of the deciding. Public per-guntha numbers for Pali are thin, so verify the exact village's rates before budgeting.
5. Alibaug: the coastal premium belt
Alibaug is the established luxury second-home market of the five, driven by the Mandwa jetty and RoRo ferry link to Mumbai. Market reports describe prices roughly tripling over recent years as luxury developers entered, with sharp variation across micro-markets - Mandwa, Awas, Nagaon, Kihim and Kashid each price differently, and gated villa communities and premium NA plots near the sea sit at the top. We would not quote a responsible per-guntha band from public data alone; treat any online figure as a starting point and pull three current listings in the specific village before budgeting.
6. Bhor: the lowest entry point
Bhor, south of Pune toward the Sahyadri, is the most affordable belt of the five and still mostly agricultural land, with farmhouse plot projects emerging on the backwaters side. Public rate guides are sparse; the practical approach is to compare agricultural parcels per acre rather than per guntha and to check exactly what approach road, water and power already exist. A lower entry price usually means more site-work budget later - the total matters, not the land rate.
7. Mulshi: thinner data, project-driven pricing
Mulshi (including the Pirangut-Paud and Tamhini side) has fewer published rate guides. What is visible publicly: developers of lake-view and gated farmhouse plot projects quote per plot - current listings for developed Mulshi plots run from about Rs 59 lakh upward depending on size, lake proximity and infrastructure. Raw agricultural land trades below Karjat's NA rates, but public per-guntha bands are sparse and we would not quote one responsibly. If you are evaluating Mulshi, compare like-for-like: a developed plot's per-guntha equivalent against Karjat's NA rates, and check what infrastructure the price actually includes.
8. What moves the price inside each belt
- Legal status: NA vs agricultural is the single biggest factor (see section 2).
- Road access and frontage: a motorable approach road is priced in; highway frontage adds a further premium.
- Water and power: a plot with a borewell or piped water and an electricity connection saves real money later.
- Slope and contour: sloping Sahyadri plots can cost less to buy and more to build on - see our sloping-land guide for what that means for the build budget.
- Location within the belt: distance to the station, market and highway or jetty, and whether the plot sits inside a gated community with maintenance charges.
9. The land price is not the land budget
On top of the agreed price, plan for stamp duty and registration, legal and title-search fees, conversion costs where applicable, fencing, approach-road work, and water and power connections. These routinely add 10-15% before design begins. Our construction cost guide lays out the full budget structure - land, approvals and site work, construction, and everything after.
Frequently asked questions
How many gunthas do I need for a farmhouse?
Most families we work with build on 10-20 gunthas (about 11,000-22,000 sq ft). Below 10 gunthas, check the local minimum plot and ground-coverage rules for the plot's zone before assuming a layout will fit.
Can I build a farmhouse on agricultural land in Maharashtra?
Not simply because you own it - permitted use, zone and conversion rules apply, and the law changed in 2025. Verify the specific plot's status with the 7/12 extract, zone certificate and a local lawyer before paying. Our Karjat land-checks guide covers the document list.
Why is NA land so much more expensive?
Because the right to build is scarce and already secured. The premium is the price of skipping conversion risk and delay.
Are these prices negotiable?
Asking prices in these belts typically are, especially for larger parcels and off-market sales. The bands above are asking-price guides, not deal prices.
Which belt is cheapest?
On public data, Bhor and agricultural Pali offer the lowest entry point, Karjat the widest range and the best documentation, Mulshi project-driven mid-range pricing, and Alibaug the clearest premium. Legal status moves the answer more than the belt name does.
Planning a farmhouse in Western Maharashtra?
We design climate-responsive second homes across the Karjat belt, the Mulshi-Tamhini Ghat-Mangaon belt, the Bhor belt and the Pen-Alibaug-Pali-Khopoli belt, and manage the project end to end for families from Pune, Mumbai and Nashik. Tell us about your plot.
